What is an appraisal?

Regardless of the subject matter, an “appraisal” is generally defined as (1) the act of estimating or judging the nature or value of something, (2) an estimate of value, as for sale, assessment, taxation, or other valuation, or (3) as it pertains to real property and personal property, the “market value” of the subject. An appraisal is a professional appraiser’s opinion of value, based upon market areas, analysis of relevant information, knowledge, experience, and professional judgment.

Why get something appraised?

A professional appraisal will help you make the right decisions. An
appraisal results in knowledge. This is knowledge which can enable you
to determine whether or not you wish to sell, insure or not, buy or not.
Appraisals help in legal proceedings, such as divorce and estate
matters. There are many scenarios in which an appraisal makes good
sense.

What is the true role of an appraiser?

By law (in real estate), and by professional standards in other
disciplines, it is the role of an appraiser to provide objective, impartial,
and unbiased opinions about the value of the subject. The Uniform
Standards of Professional Appraisal Practice (USPAP) set forth the
standards for appraisers. Again, it is a legal requirement for licensure
(real property) in Texas. Make sure any appraiser you hire abides by
the USPAP standards.

How long will this process take?

The honest answer is, “it depends”. Personal property, machinery and
equipment, and estate matters all are dependant upon the scope and
magnitude of the project. Most residential (real property) appraisals
can be turned around in one week, or less. Commercial appraisals also
fall into the “it depends” category, but these can be discussed and
prioritized as needed.

How much will the appraisal cost?

Our rate can vary depending on the type of appraisal and the location.
